Plan and manage integrated facilities management services including maintenance and repair operations for residential properties, ensuring the timely and accurate delivery of services, to include preventive and reactive maintenance, planned system overhauls and on call repair services.
Key Accountabilities:
• Develop strategic and operational plans for the facility management activities whilst also managing execution and measuring results.
• Facilitate the design and implementation of building system repair and replacement solutions, in coordination with Division Heads, using the in-house and third party professional services.
• Prepare feasibility studies and budgets, as required, for projects on a monthly and annual basis via the prepared business plan; forecast revenues and profitability by projecting varied business cases to be submitted.
• Coordinate with Engineering & Equipment Manufacturers to draw up preventive & planned maintenance schedules for civil, mechanical and electrical equipment across residential properties.
• Define and implement the process of qualifying and managing the performance of the vendors, suppliers, service providers, consultants and contractors retained for facilities work including issuing of tenders and contractual agreements.
• Manage the day-to-day operations of all aspects of the properties to assure maintenance of approved quality standards; prepare, coordinate and ensure that all fire, life safety, and other safety programs are established and followed.
• Provide facilities management related input on new sites & projects to pre-empt post completion issues, promote operational efficiencies/ building performance and optimize on maintenance & repair, ease lead time and cost. Ensure all health, safety & security requirements are met in accordance with civil defense and other regulatory bodies etc., including testing water systems, cradle systems, A/C systems, swimming pools etc.
• Analyze equipment performance data and identify deviations from normal operating parameters; investigate deviations and supervise any maintenance activity that may be required.
• Guide civil, mechanical and electrical maintenance & operations crew in equipment handling case of emergency breakdowns and coordinate with Engineering to investigate causes of breakdown and initiate recommended maintenance activity.
• Carry out detailed investigations into cases of repeated failures and recommend asset replacement / disposal.
• Establish, implement and monitor service level agreements for in-house and external service providers and instate performance indicators to measure and monitor the agreed service levels.
• Present regular updates to the Department Head on civil, mechanical and electrical maintenance activities and provide technical opinions when required.
• Provide direction/guidance and motivate subordinates to enhance performance and produce quality work; ensure that subordinates are continuously developed for higher levels.
• Prepare performance evaluation and appraisal reports of direct reports to assess subordinates productivity and progress and identify training needs of team members to improve efficiency and ensure conformity with standard procedures and practices.
Qualifications, Experiences, Skills:
Graduate degree in Civil/Mechanical/Electrical Engineering. Preferably has a CFM (Certified Facilities Manager) certificate.
Minimum 8 years’ experience in the facility management function for a large property management company.
Ability to:
•Negotiate with consultants, architects, engineers & contractors, suppliers, real estate owners/ agents etc.
• Network with third party facilities management service providers
• Guide the staff on technical problems and know how.
• Understand standards/ local regulations & codes
• Respond to emergencies to minimize inconvenience to the work.
• Able to work under stringent deadlines and high pressure environment
Salary upto 45,000 AED per month + Schooling + Flights + Medical
