Ref: LP119-160 To carry out allocated planned and reactive maintenance, fault diagnosis and carry out remedial repairs on building services and power systems electrical assets and associated equipment. To be able to work independently with minimal supervision where appropriate, or work as part of a team. Quality of maintenance and repair services and safe working practices are paramount in carrying out the duties.
• Carry out the planned and reactive maintenance on the electrical services and systems such as, lighting, emergency lighting, small power, switchgear, motors, pumps, control panels, instrumentation, BMS, HV & LV power distribution, UPS, generators, and other associated plant.
• Monitor, rectify and/or repair electrical systems and services and maintain and update records on a daily basis.
• Assist in monitoring electrical consumption, collation of consumption figures, and update central records as required.
• Integrate and communicate effectively with other trade staff (Mechanical, HVAC and Civil) as required.
• Participate in overtime, shift work and/or out of hours working as governed by the necessity to maintain continuity of operation of essential plant and systems.
• Participate in emergency on-call service during non-working hours, weekends and public holidays.
• Carry out maintenance and repair activities as directed by the electrical technician / Supervisor and adhere to Risk Assessments and Standard Operating Procedures.
• Conform to all necessary internal and/or external approvals before, during and after maintenance and repair work including Permit to Work and LockOut / TagOut procedures.
• Integrate and communicate effectively with other electrical technical staff and other trade staff (Mechanical, HVAC and Civil) as required.
• Maintain up to date knowledge through technical training provided by the Supervisor for the safe and efficient operation of all maintenance and repair duties.
• Ensure that plant rooms are tidy and all assets and building structure are in good repair and painted to promote the professionalism of the company
• Participate in the Health, Safety & Risk programs including toolbox talks, health safety and environmental training related to work activities especially electrical safety and working at heights
• Use safe systems of work when working with all building services electrical equipment.
• Carry out all other duties as directed by the line management to the benefit of the Serco FM services to the Client.
Knowledge
• Vocational training certificate in electrical building services, power and distribution or other relevant and recognized qualifications in the electrical operation, maintenance and repair.
• High School Diploma
• Good level of the English language both written and spoken

• Technically competent with a clear technical understanding of buildings Electrical services and associated equipment.

• Technical and safety awareness with a clear understanding of electrical safety, permit to works, processes, procedures, use of electrical tools and associated test equipment.
Experience
• Demonstrable experience with high voltage – preferred ADDC certification
• At least five year of experience with advance knowledge in electrical equipment and power supply and distributions systems and associated lighting and control systems in a commercial buildings or hospital or other facilities management building services engineering environment
