? Develop, oversee and deliver quality FM services ? Manage, lead and develop site staff ? Manage and develop relationships internally and externally ? To assist the company in the financial management of the property through the preparation of service charge budgets, the monitoring of agreed budgets to pre-defined cash limits. ? To regularly liaise with occupiers and provide advice and guidance in connection with the day-to-day physical operation of the building. ? Manage the on-site FM team, service provision and contracted service providers against contracted SLAs and KPIs ? Arrange minor works and issue permits. Assist and liaise with Client surveyors/architects/consultants on major works. ? Respond to changes in client and occupier requirements as agreed via the appropriate authorization process ? To line manage and be directly responsible for junior site-based staff (Facilities coordinators and Non Managerial) and their assessment, training and development. ? Establish and maintain high quality health and safety arrangements, in accordance with best practice guidelines ? To maintain, test and implement disaster planning procedures to cover all emergencies. To be responsible for and to ensure that adequate provision is made for emergency and out of hours cover and to actively participate in resolving issues, where necessary. ? Establish and maintain proper records in accordance with best practice requirements. ? Be familiar with all heating, ventilating, mechanical and electrical equipment in each building and have a sound understanding of the purpose and general working of such equipment. ? Be familiar with all fabric issues in each building and have a sound understanding of the maintenance requirements for same. ? Actively participate in facilities management meetings and training and development exercises. ? Responsible for routine correspondence using standard documents and templates as appropriate. ? Participate in Emergency and First Aid Activities ? Report near misses and incidents ? Participate in HSE & Cross Functional meetings as required. ? Minimum 10 years experience in construction and maintenance out of which 5 years in management experience with a multi-national work force ? Excellent knowledge of all construction trades ? Health and safety training Candidates must be based in UAE and must have Facilities Management experience. Salary between 20-24k AED plus benefits.
