Senior Facilities Manager - Projects & Property Development - Kuwait
The Property Division manages all aspects of Alshaya's 2,750+ store retail property portfolio for our 70+ brands across 19 countries. The property division is split into 3 areas, Real Estate, Project Management and Facilities Management (FM). The Division holds regular reviews on store performance and drives real estate portfolio maximisations to ensure it meets the company's and brands' expectations in regard to quality and profitability. With 425 new stores opened in 2014, and with 430 new stores and 200 refurbishments planned for 2015, the work is fast-paced and dynamic. The team structure is split by region, ensuring your exposure across a number of international blue chip brands.
The Senior Facilities Manager for Projects & Property Development manages a team of Facilities Managers and provides support to both retail and casual dining operations. You will be responsible for the facilities support for both new store openings and existing stores and in addition will manage both warehouses and the commissary. This role reports to the Head of Facilities.
Specific responsibilities include:
* Providing direction to a team of facilities managers, regional-based facility managers, and external and internal vendors
* Delivering comprehensive facilities support, including complete interior and exterior building structure, grounds maintenance and predominantly MEP services
* Service provision to multiple retail and casual dining brands - ensuring budget control and trend analysis on expenditure is carried out
* Conducting asset life cycle analysis
* Managing reactive and proactive maintenance programs, including preventive and predictive maintenance
* Implementing processes, policies and procedures and ensuring optimal productivity of facilities team
* Developing business cases for facilities projects
* Conducting budget forecasting and monthly accrual projections
* Performing site inspections to identify enhancement and renovation projects, provide facility audit, and inspect quality of vendor-performed service and project work
* Supporting business continuity by proactively planning for and responding to catastrophic events as well as localised emergencies (e.g. fire; break ins, etc.)
* Analysing trends and life cycle costs of equipment and materials to support changes and/or enhancements within the business
* Formulating and implementing training requirements for the team. * Minimum 5 years' experience at senior FM level
* A background in MEP/HVAC
* A mechanical / electrical qualification
* IOSH or Nebosh Certification
* Retail experience
* Ability to lead and manage in a complex, fast-paced and dynamic environment. M.H.
